Do this right now
Before we arrive.
- 1
Close the cold water valve
It is on the pipe at the top of the heater. Turning it off stops new water from feeding the leak.
- 2
Shut off the gas or power
On a gas unit, turn the gas control knob to Off. On an electric unit, switch off its breaker.
- 3
Stay back from the relief valve
If hot water or steam is coming from the pipe on the side of the tank, keep clear. The valve is releasing pressure.
- 4
Smell gas? Leave first
Do not flip switches or use anything that could spark. From outside, call 911 or your gas utility.

Know what you are dealing with
Leaking or just not heating?
- Water pooling around the base of the tank
- Dripping or spraying from the relief valve pipe
- No hot water, or water that only gets lukewarm
- Rusty or discolored hot water
- Popping or rumbling sounds while it heats
- A pilot light that will not stay lit
Common causes
Why it happens.
- Sediment buildup
- East Valley hard water leaves minerals at the bottom of the tank. They insulate the burner, cause the rumbling, and wear the tank out early.
- Tank corrosion
- Once the anode rod is used up, the tank itself starts to rust. A leak from the tank body cannot be repaired.
- A failed valve or part
- Relief valves, thermocouples, heating elements, and thermostats wear out and are usually repairable.
- Age
- Tank heaters often wear out sooner in hard water. If yours is past ten years old and leaking, replacement is usually the better call.

Questions
Water heater emergency, answered.
- Is a leaking water heater an emergency?
- If the tank itself is leaking, yes. Close the cold water valve, shut off the gas or power, and call. A small drip from a valve can often wait for a scheduled visit.
- Can a leaking water heater be repaired?
- Leaks from a valve or fitting usually can. A leak from the tank body means the tank has rusted through and needs to be replaced.
- How fast can you get here?
- Our emergency response target is 30 minutes. You'll get an honest arrival window when you call.
- Do you charge more at night or on weekends?
- No. There is no overtime markup. The technician gives you a clear price after diagnosing the problem and waits for your go-ahead before starting.
- Should I switch to tankless?
- It depends on your household and your gas and venting setup. We will quote both a tank and a tankless option so you can compare.
