Do this now
Water heater leaking from the bottom? Do this now.
Turn off the heater's power or gas, then close the cold-water valve on the pipe above the tank. That stops the tank refilling and the leak getting worse. Keep clear of hot water and the relief-valve pipe. If you smell gas, leave the house and call your gas utility or 911 from outside. Then call a licensed plumber.
- 1
Cut the heat. On a gas heater, turn the control knob to OFF. On an electric heater, switch off its breaker.
- 2
Close the cold-water supply valve on the pipe going into the top of the tank (turn it clockwise).
- 3
Stay clear of the relief valve (the lever on the side or top, with a pipe running down). If it's releasing hot water or steam, don't touch it.
- 4
Protect the floor. Move boxes and rugs, and soak up standing water. Water from a garage heater can run under the wall into the house.
- 5
Photograph the label on the tank. The model and serial number tell the plumber the heater's size, fuel type and usually its age, which speeds up the quote.
- 6
Call (480) 992-3541. We'll tell you whether it can wait for a scheduled visit or needs someone tonight. The price is the same either way.

Is a leaking water heater fixable?
Often, yes, if the water is coming from a valve or a fitting. Those parts can usually be replaced the same day. If water is coming from the tank itself (a puddle under the heater with rust at the base and no other source), the tank has corroded through. It can't be repaired, and the heater needs replacing.
Use this table to narrow it down before you call. A plumber should confirm it before you pay for anything.
- Dripping from the drain valve near the bottom front
- Likely causeValve worn or not fully closed
- UsuallyRepair (replace the valve)
- Coming out of the relief-valve pipe
- Likely causePressure or temperature too high, a faulty relief valve, or no working expansion tank
- UsuallyRepair(valve, expansion tank or pressure fix). Don’t cap the pipe.
- Running down the tank from pipe connections on top
- Likely causeLoose or corroded inlet/outlet fittings
- UsuallyRepair
- Puddle under the tank, rust or flaking at the base, no other source
- Likely causeThe tank body has corroded through (the anode rod is used up)
- UsuallyReplace
- Water inside the burner compartment of a gas tank
- Likely causeA leak from the tank above, or condensation
- UsuallyHave it inspected: a tank leak means replace
- A tankless unit dripping inside the case
- Likely causeA fitting or relief valve, or a cracked heat exchanger
- UsuallyFitting or valve: repair. Cracked heat exchanger: usually replace
Rule of thumb: if a tank heater is past ten years old and leaking from the tank, replacement is the better spend. Most repairs we do are finished the same day.
Chandler water
How hard is Chandler's water, and what does it do to a water heater?
Chandler's tap water averages 16.5 grains of hardness per gallon (about 282 ppm), and ranges from 5 to 20 grains, according to the City of Chandler. Minerals settle at the bottom of the tank, cause rumbling, overheat the steel and wear the tank out early.
The City says most of Chandler’s water comes from the Salt and Verde Rivers through its Surface Water Treatment Plant. About 20% comes from the Santan Vista plant it shares with Gilbert, and the rest from 32 city wells. With a reported range of 5 to 20 grains, two Chandler homes can see very different amounts of scale.

Tank or tankless for a Chandler home?
Both work in Chandler if they're maintained. A Ruud tank is the faster, lower-cost like-for-like swap and comes with a 6-year manufacturer warranty. A tankless unit gives continuous hot water and lasts longer, but in hard water it needs regular descaling, and switching from a tank often means a bigger gas line and new venting.

- Tank size and fuel (gas or electric)
- Like-for-like swap vs switching to tankless (gas line and venting)
- Code updates the old install lacked, such as an expansion tank, drain pan or relief-valve discharge line

Questions
Water heater replacement in Chandler: FAQ
- Who replaces water heaters in Chandler, AZ?
- 911drain replaces tank and tankless water heaters in Chandler and across the East Valley, 24/7. We're a licensed, bonded and insured Mesa plumber (AZ ROC 366870). We install Ruud tanks with a 6-year manufacturer warranty and Navien tankless units, add a 2-year workmanship warranty, and charge no overtime markup on nights or weekends.
- My water heater is leaking from the bottom. What should I do?
- Turn off the gas knob or the heater's breaker, then close the cold-water valve above the tank so it stops refilling. Stay clear of hot water and the relief-valve pipe. If you smell gas, leave and call from outside. Then call a licensed plumber. In Chandler and the East Valley, 911drain answers 24/7 at (480) 992-3541.
- Can a water heater leaking from the bottom be repaired?
- Sometimes. A leak from the drain valve, relief valve or a fitting can usually be fixed, often the same day. If water is coming from the tank body itself, with rust at the base and no other source, the tank has corroded through and must be replaced. A plumber should confirm the source before you pay for anything.
- How much does it cost to replace a water heater in Chandler?
- It depends on size, fuel type and whether venting or the gas line need work. National data puts a standard replacement at about $874 to $1,765, and tankless at about $2,500. 911drain quotes on site before work starts, with no overtime markup. There's a $39 trip fee: it counts toward the job if you go ahead, and if you decline, it's all you pay.
- Can you replace my water heater the same day in Chandler?
- It depends on the job. A like-for-like tank swap is the simplest replacement. Switching to tankless can take longer because the gas line and venting may need upgrading. Call (480) 992-3541 with your current heater's size and fuel type (it's on the label), and we'll give you an honest timeline before any work starts.
- How long does a water heater last with Chandler's hard water?
- Chandler's water averages 16.5 grains per gallon, which is hard. Sediment and anode wear shorten tank life. The City of Chandler suggests flushing a tank every six months without a softener, or yearly with one. If a tank is past ten years old and leaking, replacement is usually the better choice.
- Tank or tankless for Chandler hard water?
- Both work if maintained. A tank is the quicker, lower-cost swap; our Ruud tanks carry a 6-year manufacturer warranty. Tankless gives continuous hot water and a longer life, but needs regular descaling in hard water and often a gas line and venting upgrade. We quote both so you can compare.
- Does 911drain charge more for a water heater replacement at night?
- No. 911drain (Mesa, AZ) charges no overtime markup on nights, weekends or holidays. A 3 a.m. replacement is priced the same as one on a weekday afternoon. The plumber gives you the price before starting and waits for your OK. If you decline, you pay only the $39 trip fee; if you go ahead, it counts toward the job.
